Located at the geometric center of the city of Košice, CBC I is part of Cassovar Komplex– a new urban complex that connects the city center to the residential neighborhood Terasa.
Thanks to its size, architectural concept and mix of uses, the Cassovar Komplex is one of the largest and most significant developments in Košice and the entire region of Eastern Slovakia.
The CBC I has 9 floors above the ground level comprising a retail gallery on the first and second ground floor, the third ground floor is dedicated to technical equipment and remaining 6 floors accommodate Class-A office spaces.
The building has also a two-storey underground garage with a capacity of 350 parking spaces and additional 46 spaces are provided on adjacent parking lot on the site.
o The CBC I was accomplished and put into operation in 2010 as the first phase of the Cassovar Komplex.
After the completion of CBC II in 2012, the two parts operate as a single functional unit.
o The property consists primarily of office spaces equipped to high technology standard. On the first and
second floor are situated various premises of gastronomy, retail and services.
o Majority of spaces at the CBC I are rented by a strategic tenant T-Systems Slovakia s.r.o., which
leases the entire office part till 2023.
o CBC I was awarded the Building of the Year 2010 in the category Award for Optimal use of progressive
construction materials, products and systems.

o The CBC II is the second phase of the Cassovar Komplex that was accomplished in December 2012
and together with CBC I they operate as a single functional unit.
o The property consists primarily of office spaces equipped to high technology standard. On the first

The main features are:
o All-glass-front façade on retail part
o Three revolving glass doors and access for disabled people
o Two foyers with reception desk and integrated seating
o Double height foyer with open mezzanine in retail part
o Extensive use of wood in the interior: suspended slat ceilings, central staircase treads and floor finish in restaurants
o Tensile fabric structures providing shade under the roof light in retail part
o Direct visual connection between fully glazed elevator lobbies in office blocks and the retail part
o External lighting and art installations highlight and complement other architectural elements of the building: entrance facade, renovated 60-foot brick chimney and extended cantilever volume of office volumes, supported by a pair of inclined V-shaped columns
o Double glass curtain wall with aluminium frame in retail part, green/blue tinted double-glazing transmits 80% of light and prevents the direct sunshine to overheat the interior
o Ventilated aluminum cladding panels on the facade of the office parts
o Ventilated corrugated aluminum cladding profiles for recessed the 3rd technical floor including all accesses on the green roof
o Row windows on office parts are shaded with electronically controlled aluminum louvers
o Aluminum suspended ceiling panels are used in the corridors
Green roof over retail part is partially accessible and serves as a relaxation area for the public and employees of the offices blocks
o 4 personal elevators in each office building used primarily by the employees.
o 1 personal lift connects the entrance hall of CBC I to the underground garage and 2 personal elevators connect the 1st ground floor of CBC II to the underground garage
o 1st and 2nd floor in the retail part are vertically connected by 2 escalators and 2 personal elevators, which also provide access to the underground garage
o Storage spaces on the 1st and 2nd floor are connected by 2 service lifts
o Access to storage spaces on the 2nd floor is provided from the driveway at the north facade
o Two-pipe central heating system with forced circulation of hot water with temperature of 80/60 °C
o Water-cooling system with central production of cooling water is created for retail spaces and offices. Equipment of A-class is installed in this part of the Building
o Under-ceiling AC convectors are used for cooling in office builndings, can be used for heating as well
o Active chilled beam for reduction of heating load is used at the administrative part of the building
o Connection of the retail spaces to PC/telephone network is realized by a single data distributor, which is situated on the 1st floor
o There is a server room on each floor of the office part
